When the planning and design is complete and you're ready to place an order for your mass timber, we follow the process outlined below. It takes a lot of work to get to this stage. Fort Point Timber will often begin working with a project team much earlier to provide budget estimates and design support leading up to material ordering.

The below timeline lays out the order process for a proposal-ready design, meaning all mass timber elements and connections have been designed and specified by the project's structural engineer of record.

Projects teams should prepare to solicit formal proposals from prospective mass timber suppliers at least 7-8 months ahead of when the first delivery is expected on the jobsite. It’s typical for Fort Point Timber to begin working with a project team well before this point to support the design process, but this is the latest at which you should plan to engage with us.

We’ll prepare a formal supply proposal within two weeks of a request, provided all items on the supply proposal checklist are furnished by the prospective customer. If we've been working with you in earlier project phases, we'll make sure you're ready for this step.

A customer should be prepared to accept the supply proposal and enter a supply contract at least six months ahead of expected delivery date.

Because mass timber components are made-to-order, projects should reserve production capacity with a manufacturer well in advance of the required production date. When working with Fort Point Timber, the latest your project should make a production reservation is 24 weeks (about six months) prior to expected delivery.

To begin technical production, we'll need a fully coordinated drawing set and 3D model 20 weeks (about 5 months) prior to delivery date. We use the 3D model to produce the technical production files needed for manufacturing, including element sequencing, CNC control plans, and shop drawings. After a project team submits final drawings, it is common for us to work through 2-3 rounds of revisions with the project team over several weeks prior to production authorization.

Once the technical production files have been finalized, we’ll provide the customer with a production authorization to sign. The production authorization includes final production volumes and specifications based on the technical production files. It also includes final pricing based on the production volumes.

Once manufactured, mass timber components are packaged according to installation sequence and placed in watertight shipping containers. Containers are shipped via rail from the factories in Europe to a port in Germany. From there, the containers are loaded onto a cargo ship and delivered to either the Port of Boston or the Port of New York & New Jersey.

Depending on the project, mass timber components are either trucked to the jobsite inside the shipping container or transloaded from the shipping container and delivered to the jobsite on a flatbed trailer. Your installer will then offload the mass timber components, inspect them, and accept the delivery.
